    Real estate update: no nasty emails, except… A notice to vacate in Feb 2025 because the owner’s decided to sell. LOL. Guessed this was gonna happen when a REA supposedly joined the inspection. Good thing I’ve already started looking!

    Plus side is now I only need to give 14 days notice when leaving so this means a whole lot less of double rent.

    If I catch the unit not being sold though, or rented again under the same owner past the vacate date I’d love to report that shit (e: looks like she has 6 months from now within which she can’t re-let the property. If her intention was to boot me out, hope she enjoys 5 months of no rent!)

        Tell me more… do you mean VCAT if I find that she’s re-listed it within 6 months? Or VCAT for any breach notice/bond shenanigans that might come up?

          Both. VCAT for all RE and LL shenanigans. Remember to claim your bond immediately after leaving as well so they can’t do anything tricksy with it

            I’m definitely claiming my bond the second I hand back the keys - phone in hand, finger hovering over the button. LL seems clueless about tenants’ rights and I’m not about to educate her. She can moan about needing to inspect first as much as she likes on the day… got any problems, see you at VCAT✌️

            I’ll be asking her for a rental payment ledger asap, good that she is legally required to provide one within 7 days.

              fuck the REAS, best thing that ever happened for renters was having the ability to request your bond back yourself

          ANYTHING that deviates outside the law, get on CAV right away. Anything. No matter how small. You owe this trash nothing now, take the gloves off.

          You already spoke to tenants vic about the pots, right? If so, call them again and mention this escalation. The sequence of events may actually have this considered retaliatory in context and they’ll go right up the tailpipe.

            Thanks for the details! Yeah I did speak to Tenants Vic about the pots. The lady on the phone laughed (apologetically) at how ridiculous the request was.

            I intend to move out anyway regardless of notice to vacate as I don’t want to deal with this person any longer than I need to, just wondering when I might actually get to use this info. I’m guessing if and when any breach happens. It does take at least 45 minutes (after about 10+ tries) to get through to Tenants Vic so I probably might hold off on calling them until any further developments happen.

            One thing I’m concerned about is that if I apply for a new place and LL is contacted as a reference, that they might make up shit about me - not sure what I can do about any of that.

                These blinking application portals (2Form, whatever) do often need evidence of past rental history though, and my lease/bank statements show payment to the LL…

      I know you said you are already looking, but get on it sooner rather than later. This side of chirstmas is a bit slower, but jan feb is NUUUUUTs for rentals.

        Oh absolutely, I was intending to have moved out by Dec anyway (which is when the rent increase was gonna kick in). Not a whole heap coming online atm, but as my next place is just short term I’m cutting out a lot of nice to haves and being a lot less picky.

          dunno where you live, dunno what your looking for, but Fairfield always surprised me as being cheap to rent. Not sure if thats still the case though. mrs had a dump on station street back in the day that was perfectly serviceable.

            It’s at the northern edge of where I’m looking but I’m definitely seeing some cheaper apts there and in Alphington too. One non negotiable for me though is not on a main road as I’m sensitive to traffic noise when wfh/sleeping. So far a lot of things that tick the other boxes have been on main roads. Saw a nice joint that ticked every box but then I saw it was off Power St in Hawthorn and I’m like… Yeah nah
